The Resort Atlas

Every resort on Providenciales, plus the cays and the ones still being built. 34 open resorts, 3,192 keys, 793 more due by the end of 2027. Rooms, frontage, operators, rates, and for the ones you can buy into, what it takes to own there. Every figure names its source.

Compiled 18 to 19 September 2026 · figures verified on those dates · nightly rates are "from" prices before tax and service · MLS figures as of 19 September 2026

Area

Every resort in Turks and Caicos, by area

Every resort on the island, grouped by coast and ordered roughly west to east within each group. A few entries are villa collections rather than resorts: whole houses with private pools, butlers, chefs and shared amenities, run with resort-level service but no lobby and no other guests in your building. They are here because for a group, a family or anyone wanting privacy they compete directly with the resorts, and their cards say so. Use the bar above to isolate an area, show only what is open or only what is coming, or show only the properties you can own a piece of. The numbers behind all of it, and how the island got here, follow further down.

How to read the Atlas

  • Open properties are taking guests today. Opening properties have a public target date. Under construction means work is visible but no date has been confirmed.
  • Villa collections such as Beach Enclave appear alongside the resorts. They are not hotels: you rent an entire house, the service comes to you, and the villas are individually owned. Their cards say so at the top. Beach frontage is the length of shoreline a resort sits behind, not land it owns: every beach in the Turks and Caicos is public to the high water mark. Keys means rooms, suites and villas a guest can book. Where a resort sells lock-off suites, the larger figure counts the lock-offs and the smaller counts the physical units; both are shown.
  • Rate from is the lowest nightly price displayed on VisitTCI or a major booking site on the compile date. It moves with the season and is a floor, not a typical price.
  • Own here appears only where units are privately owned. It carries a public asking price where one was found, and an enquiry link. Resort-only properties such as Beaches and Club Med carry a "stay only" line instead.
  • Every card ends with its sources and a verification note: resort site means the figure came from the property's own website or developer, press means trade or travel press, booking means a booking or agency listing.

Listing counts are what is posted on the MLS, which is not the same as a development's remaining stock: a project of 160 residences with 40 listed has sold or reserved most of the rest. Every other open resort carries three listings or fewer, and the Tuscany, Venetian, Shore Club and Blue Haven have nothing listed at all. Entry prices under $500,000 exist only in the new inland developments (The Retreat, Coral Cove, Sunset Ridge, Amethyst) and at La Vista Azul and Northwest Point Resort, the two cheapest ways into a resort address on Provo. The running order

Who sits next to whom. Every adjacency below is stated by a resort, a developer or a guide, not measured off a map, so the chain is exact where the sources are and marked where they are not. Read it west to east. Nobody publishes this anywhere, and it is the question every buyer and every guest actually asks: what is on either side of me.

Grace Bay Beach, west to east

The PalmsHartling Group
Alexandra's reception building sits on its eastern side, immediately beside The Palms.
Alexandra600 ft of beach
Described as sitting between Bianca Sands and Beaches, on 10 acres.
Bianca Sands, then Beaches
Beaches runs five villages along its own long stretch.
Sibonné30 rooms, the oldest here
Bordered on both sides by hotels; the St. Regis site is next door.
St. Regis607 ft, 322 keys, opening 2027
Occupies the stretch between Sibonné and The Sands.
The Sands at Grace Bay114 suites
Named by VisitTCI as the property directly east of the St. Regis site.
Central Grace Bay: Seven Stars, Villa Renaissance, Regent Village
Seven Stars holds 550 ft in the heart of the beach, a minute from Regent Village; Villa Renaissance is on about 250 ft nearby; Ports of Call sits across the road from Seven Stars, one of the few Provo hotels not on the sand.
The Regent Grand300 ft
Beachfront immediately west of the Ritz-Carlton, a minute from Regent Village.
The Ritz-Carlton688 ft, 12 storeys
The longest published frontage on the beach after Grace Bay Club.
Point Graceat Forbes Point
Stands at the point itself; The Point expansion is being added alongside.
Le Vele22 suites, 300 ft
Its own site places it between Point Grace and The Mansions; Travel Weekly instead says between Point Grace and Villa Renaissance.
The Mansions
A residential strata rather than a resort, with a public beach access path beside it.
Grace Bay Club1,100 ft, three enclaves
The longest beach frontage of any resort; its E building looks over the Ocean Club West neighbour.
Ocean Club West64 suites
Next door to Grace Bay Club, and a mile west of the original Ocean Club.
Royal West Indies115 units
With Club Med, the stretch VisitTCI rates best for water quality.
Club Med Turkoise289 rooms, 34 acres
One of the widest and calmest stretches, and the island's first resort.
The Tuscany30 suites
One of the most secluded stretches of the beach.
Ocean Club86 rooms, opposite the golf club
Beside the longest undeveloped stretch of the coast, with Leeward Beach beginning nearby.
Beach Enclave Grace Bay and The Reserve13 villas, 15 acres
On the quiet eastern end near the golf club, with The Reserve on its own stretch of nearly five acres.
The Venetian27 residences
The far eastern end and the least crowded stretch of Grace Bay.
Kempinski11 acres, 2027
To be built on the beachfront immediately east of the Venetian, the last buildable stretch at this end.

The Bight, west of Grace Bay

West Bay Club46 suites
On the largest and most private stretch, adjacent to Princess Alexandra National Park, so the coast beside it cannot be built on.
Wymara91 rooms
The western section of the beach, on calmer water with seagrass and turtles offshore.
Coral Gardens30 suites
Adjacent to the Windsong, sharing the same walk-in reef.
The Windsong435 ft, on the reef
Directly opposite the Bight Reef, 20 yards offshore, with single-family homes on its far side.
Andaz, then Kimpton and InterContinental383 keys between them by 2027
Andaz fronts the Bight Reef on 5.5 acres; the InterContinental is a seven-storey beachfront build and the Kimpton carries Grace Bay in its name.
Beach House
Closed since 2021 and still under renovation.

Sources: each resort's own site and VisitTCI's property pages, plus the developer statements cited on the cards. Order is by stated neighbours, not by survey; where two sources place a property differently, both are shown. Italic entries are not resorts and appear only to keep the chain unbroken.

The census

Providenciales is in the middle of its largest build cycle since the 2000s, and two of the 2026 openings have already landed. These are the numbers, with the caveats attached.

3,192 keys
Counted across all 34 open properties on Provo, using the resort's own figure where it exists, including Treasure Beach Village and Hotel Indigo which both opened in March 2026. The Park is left out because it is delivered in phases, and the Beach Enclave villa collections are left out because they rent whole houses rather than keys; Amanyara is counted at the lower of its two published figures.
793 by end 2027
VisitTCI's August 2025 review counted 950 new keys from twelve projects. Treasure Beach Village (101) and Hotel Indigo (56) have since opened and moved into the stock, leaving 793 still to come.
1,500 more by 2030
A further six announced projects, permits and dates not yet firm, including Moon Palace and Le Blanc at Leeward.
25% growth
793 new keys against the 3,192 open today. The real percentage is lower once the uncounted properties are added; it is still the largest build cycle since the 2000s.

Sources: room counts per card below; pipeline totals from visittci.com, "18 New Upcoming Resort Projects for Turks and Caicos", 28 August 2025. Beaches is counted at 858 with Treasure Beach Village included. Where sources differ the resort's own count is used: Blue Haven at 45, Alexandra at 140, H2O at 25 rental keys, the Ritz-Carlton at 147, Shore Club at 114 including penthouses and villas, La Vista Azul at the 13 in its hotel programme. Ports of Call (103) and Pine Cay (15) are confirmed by the resorts themselves.

The beachfront ledger

How much beach each resort fronts, in the resort's own words. Every beach in the Turks and Caicos is public to the high water mark, so no resort owns or controls the sand in front of it: these figures are the length of shoreline a property sits behind, which is what determines how spread out its loungers are and how far you walk to the next set. Grace Bay Beach runs roughly three miles, about 15,800 feet, so a frontage figure reads as a share of the beach a resort faces.

The eight open Grace Bay entries with a published figure front about 4,190 feet between them, roughly 26 percent of the beach, rising to about 4,800 feet, or 30 percent, once the St. Regis opens. If Travelweek's half a mile for Treasure Beach Village alone is right, Beaches faces the longest single stretch and the developed share passes 40 percent; the figure is kept out of the total until the resort publishes one. Eleven Grace Bay resorts do not publish a frontage figure and are marked TBC rather than estimated; the ledger total is therefore a floor. Gold bars are Grace Bay Beach; the bar scale runs to Amanyara's kilometre.

The density ladder

Keys per acre explains more about how a resort feels than any star rating. It is the reason Amanyara feels empty and central Grace Bay does not, and it is the honest way to read the towers now going up. At the bottom of the ladder the villa collections show what the extra space actually costs: ten villas on ten acres at Beach Enclave Grace Bay, against twenty-four keys per acre at the Andaz. Gold bars are projects not yet open. The St. Regis is shown at its full build, all three residential towers and the hotel together, since they open as one. The Loren is shown without its second phase of ridge-top villas, so it will finish denser than the ladder says.

Each row states its basis. Acreage is the resort's or developer's published figure, or the land field on Grace Bay Realty or Christie's listings where marked. Keys count rooms, suites, condos and villas a guest can book. The Beach Enclave rows count villas rather than keys, so they are not strictly comparable: a villa sleeps ten to fourteen where a suite sleeps four, and the density figure understates how many people are on the site. They are included because the contrast is the point, and because it is the clearest way to show what you are buying with a villa collection. Beach Enclave Long Bay publishes no acreage, and neither does Beaches, so neither is on the ladder. Parrot Cay and Ambergris use the whole island as the denominator, which is how the resorts describe themselves. Gold bars are projects not yet open.

Condo developments that are not resorts

The MLS also carries the residential strata with no hotel operation: no front desk, no nightly rate, and in most cases a lower price per square foot. They are on this page because a buyer comparing a resort residence needs to see the alternative.

Records are the number of listings, active and sold, the MLS holds for the development since 2001, which is a measure of how often it trades rather than how many units exist. Developments with fewer than four records are left off.

How Provo was built

The history, for anyone who wants it: fifty-seven years from the first hotel to the Anantara, drawn as one line. Opening dates come from press and the resorts themselves; where a resort has no published opening date, the year built recorded on Grace Bay Realty listings is used and labelled as such on the card. Where neither exists, the range of years recorded on the MLS is shown and labelled as such.

1969
Third Turtle Inn opens at Turtle Cove, the first hotel on Providenciales. It ran until 1989. The Loren is being built on the same site.
1984
Club Med Turkoise opens on Grace Bay, the island's first resort and the oldest still operating.
1989 to 1997
Ocean Club is built in phases at the eastern end, the first condominium-style resort on the island and the earliest years the MLS records for any resort condo on Grace Bay. Sibonné, then called Le Deck, is among the first hotels built on the beach.
1995
Grace Bay Club, the first luxury all-suite resort in the country, is already on Virtuoso's books as a preferred supplier. Opening year to confirm.
1997
Beaches opens its Caribbean Village on the west end of Grace Bay, the start of what becomes the island's largest resort.
1997 to 1999
Ocean Club West is built in phases, with listings recording 1997 and 1999 (MLS records go back to 1990 for the first buildings). The Sands begins in 1998 and builds through 2004. Point Grace and the first Royal West Indies buildings carry 1999; Royal West Indies kept building to 2003.
2000
Coral Gardens on the Bight.
2003
Villa Renaissance in central Grace Bay.
2004
Le Vele, two five-storey buildings on 300 ft of beach, and Alexandra.
2005
The Palms opens on 12 acres in the heart of the beach.
2006
Amanyara opens on 1 March, Aman's first Caribbean property, on 120 acres at Northwest Point. The Somerset and The Villas at Grace Bay Club carry the same year; the Villas mark their 20th anniversary in 2026.
2007
The Tuscany opens in July with 30 three-bed suites. The Regent Grand is built the same year with 54 residences over seven floors, as is West Bay Club on the Bight. The Palms is rebranded Regent Palms in the same period.
2008
Seven Stars opens in February: three seven-storey buildings on seven acres and 550 ft of beach. Blue Haven at Leeward carries the same year on the MLS.
2009
The Windsong opens on the Bight, directly on the reef, and in March Wymara, then Gansevoort Turks & Caicos, beside it with 91 rooms and a 7,000 sq ft infinity pool. La Vista Azul at Turtle Cove carries the same years.
2011
The Venetian, the last of the classic Grace Bay condo resorts before the long pause.
2013
West Bay Club joins Grace Bay Resorts in July, the group's second Bight property after Grace Bay Club.
2016
Beach Enclave North Shore opens in November with nine villas, the island's first villa collection run as a resort. The Shore Club opens in December on Long Bay, the first luxury resort off Grace Bay: 106 suites, six villas, nine acres.
2019 to 2021
In October 2020 H2O opens on Long Bay, and on 22 June 2021 The Ritz-Carlton opens on Grace Bay, the first of the current wave of global luxury flags on the beach; the Palms had carried the Regent name from 2007.
2022
Rock House opens on 1 May with 28 cottages, the first cliffside resort in the country.
2024
South Bank opens on the Caicos Banks with 92 rooms.
2025
Salterra, Marriott's Luxury Collection, opens on South Caicos with 100 rooms.
2026
On 1 March Treasure Beach Village opens at Beaches, 101 suites and $150 million, taking the resort to 858 keys. On 4 March Hotel Indigo opens inland Grace Bay, IHG's first in the country. On 21 July Ports of Call reopens as a Tapestry Collection by Hilton after a $3.2m renovation. Two global flags arrive quietly while the pipeline is still being written about as future.
Late 2026
The Point at Point Grace and Arc at South Bank, both selling now.
2027
Andaz takes its first guests on 1 June. The Loren at Turtle Cove, the St. Regis with all three towers and 322 keys, Kempinski, Kimpton and InterContinental, and Navah phase one.
2028
Waldorf Astoria Dellis Cay, Hilton's first in the country, on the site of the abandoned Mandarin Oriental project.
2029
Anantara at Sandy Point, the first major luxury development on North Caicos, 78 residences all for private ownership.

Where the sources disagree

A page that claims accuracy should show its seams. These are the figures that came back different depending on who published them. Both are shown on the card; the resort's own figure is preferred where it exists. Rows drop off this table as resorts confirm their numbers, and the card then reads "confirmed by the resort" with the date. Pine Cay and Ports of Call have both done so.

Common questions

Do resorts own the beach in front of them?

No. Every beach in the Turks and Caicos is public to the high water mark, and public access paths run between several Grace Bay properties. A frontage figure on this page is the length of shoreline a resort sits behind, which is what decides how spread out its loungers are and how quiet its stretch feels. It confers no ownership of the sand or the water.

What is a villa collection, and should I book one instead of a resort?

A villa collection such as Beach Enclave rents whole houses rather than rooms, with butlers, private chefs and concierge on call and shared amenities like fitness pavilions, water sports and beach service. There is no lobby, no buffet and nobody else in your building. For a group or a multi-generation family it frequently costs less per head than the equivalent number of suites at a branded resort while giving far more space and privacy, and the villas are individually owned rather than hotel stock. The trade-off is fewer on-site restaurants and bars, so you eat in more, cook, or drive out. Beach Enclave Long Bay is the exception: its Ámbra Beach Club rooms can be booked singly.

Which resorts can I actually buy a unit in?

Most of the condo resorts on Grace Bay and the Bight, plus Rock House, Shore Club, South Bank, the Ritz-Carlton Residences and the villa enclaves at Amanyara, Wymara and Parrot Cay. Every card with an "Own here" strip is one of them. Beaches, Club Med and the pure hotels are stay only.

What is a rental programme and do I have to join one?

Most resort residences let owners place their unit in the resort's managed rental pool when they are not using it. Terms differ: St. Regis says participation is not mandatory, the Venetian's programme is owner-managed rather than resort-run, Rock House and Amanyara run programmes through the operator. The ownership brief for each property sets out the split.

Are the nightly rates on this page what I would pay?

No. They are the lowest "from" price a booking site displayed on the compile date, before tax and service, usually for the smallest unit in low season. Peak season and larger suites run several times higher; the ranges shown give the spread where the site published one.

Why are some figures marked as disagreeing?

Because they do. Room counts change with renovations and lock-off suites, and third-party listings lag. Rather than pick one silently, the page shows both and says where each came from.

Which of the new projects are furthest along?

Hotel Indigo and Treasure Beach Village opened in March 2026 and Ports of Call reopened under Hilton in July. The Point and Arc at South Bank are physically well advanced with late 2026 targets. Andaz takes guests from 1 June 2027, the Loren targets 2027, and St. Regis has its first two towers rising for the same year. Kempinski, Navah, the IHG trio and Waldorf Astoria are earlier. Moon Palace, Le Blanc and Janu have no permits or dates yet.

Can you own at an all-inclusive?

Yes, and on Provo it is more common than people expect. Alexandra runs four buildings, one of which is the only operating timeshare in the country and three of which are whole-ownership condominiums with a rental programme. Blue Haven's rooms and suites are privately owned by investors. Beaches and Club Med are the exceptions: both are wholly operator owned.

Why does the MLS year built differ from the opening date?

The MLS year is entered listing by listing, so a resort built in phases carries a spread of years, and pre-construction listings carry the expected completion year, which can slip. Where a press-reported opening date exists the card leads with it and gives the MLS range beside it. Where none exists the MLS range is what is shown, and it says so.

How often is this page updated?

Each card carries its compile date. Opening targets are re-checked as they approach, and rates are refreshed seasonally. If you spot a figure that has moved, the contact block at the foot is the place to say so.

Source data and methodology

Compiled 18 September 2026 from the properties' own websites and developer pages, VisitTCI's resort and pipeline pages (reviewed by its editors on 3 September 2026), trade press (Hospitality Design, Hospitality Net, Caribbean Journal, Luxury Travel Advisor, Travel Weekly, TC Weekly News, Sun TCI, Magnetic Media), brand newsrooms (Minor Hotels, Marriott, Hyatt via The Points Guy, One Mile at a Time and Upgraded Points), and booking or agency listings (Virtuoso, Leading Hotels of the World, Kayak, Expedia, Booking affiliates, Costco Travel, Air Canada Vacations). Each card names its sources. Room counts prefer the resort's own figure; where none exists the most recent trade or agency figure is used and any disagreement is shown. Nightly rates are the lowest "from" price displayed on the compile date, before tax and service. Beach frontage is the length of public shoreline a resort fronts, taken from the resort's own published figure or the land and description fields on Grace Bay Realty listings; no resort owns the beach, which is public to the high water mark throughout the Turks and Caicos. Acreage is the published site area. Where a resort has not published an opening date, the year built recorded on Grace Bay Realty listings is shown and labelled as such; for resorts built in phases the range of recorded years is given. Asking prices in the ownership strips are public listing prices on the compile date and are not offers. Opening dates are developer or brand targets and can move. The ownership lines and the two MLS sections draw on two TCREA grid exports supplied on 19 September 2026: 391 active and pending condo listings and 1,846 sold condo records, grouped by the development named in the listing address. Asking prices are the lowest active price on that date. Recent sale rates are twelve-month medians shown only where at least two sales closed; no individual sale price appears on the page. No figure has been estimated; where a number could not be sourced the card says so.
